For 25 years I engineered bridges, roads and water systems that had to hold up with nobody watching. Then I built a business that ran entirely on me. The systems guy had no systems. Now I build them — for my business, and for yours.
01 — The record
The short version of why this is the only thing I work on. Dated, like a field book.
I ran it on long hours, more calls and more energy. Nothing I built kept working when I stopped working. It didn't last — and at the time I thought that meant I hadn't pushed hard enough.
Bridges, roads, water. On that work, "I'll remember to do it" is not an acceptable answer. Every task has a documented procedure, a review, a spec and a record. It holds up because it was designed to hold up without anyone's attention.
Rentals, arbitrage, surplus funds — all run on the same systems. Real estate is where I test everything I teach.
Same as 2000. I had spent 25 years making sure critical work never depended on one person being sharp that day — and I had never once pointed it at my own company.
The finding — 2025
So fixing that is all I work on now. Not motivation. Not a morning routine. The structure underneath a business: where the work lives, what happens without you, and what breaks first when you step away.
I teach it because I'm the one who needed it.
